Eighteen South Sessional Suites

Frequently asked questions

18 South Street, Ipswich QLD 4305
What is Eighteen South Sessional Suites?+

Eighteen South Sessional Suites is a purpose-built medical consulting facility at 18 South Street, Ipswich. We offer flexible sessional room hire and comprehensive service arrangements to independent healthcare practitioners across all clinical disciplines.

We are a facility operator — not a healthcare provider. Practitioners using our suites are independent contractors, operating their own practices from our rooms.

What types of practitioners do you accommodate?+

We welcome anyone who works with clients in a consulting or sessional setting. This includes medical specialists, general practitioners, surgeons, and allied health professionals such as psychologists, physiotherapists, and occupational therapists, as well as supportive, complementary, and health-adjacent practitioners and professionals.

Practitioners whose profession is regulated under AHPRA must hold current registration in order to practise from our rooms. For disciplines that fall outside AHPRA regulation, registration is not required. We ask that all providers use our suites professionally and in a manner appropriate to the health and wellness environment we provide.

What facilities are available?+

The suites include:

  • Six consulting rooms
  • One procedure room
  • One flexible room (suitable for waiting, small procedures, or meetings)
  • A shared tea room with indoor and outdoor seating
  • On-site stock room for clinical consumables
  • An AED (automated external defibrillator) in the common area
  • An autoclave for sterilisation
  • Clinical waste disposal managed by a contracted waste service

There is no on-site imaging. Practitioners are responsible for their own emergency medications and protocols.

What are the facility operating hours?+

The suites operate Monday to Friday, 8:00am to 4:00pm. Sessions run as follows:

  • Morning session: 8:30am – 12:00pm
  • Afternoon session: 12:30pm – 4:00pm

After-hours access arrangements are managed on a case-by-case basis. Please contact us to discuss your requirements.

What is the difference between a room hire licence and a service agreement?+

Room Hire Licence — a straightforward licence to occupy a consulting room for a session. Suited to practitioners who want flexibility with minimal commitment.

Service and Facilities Agreement — a more comprehensive arrangement that includes access to shared administrative infrastructure, scheduling support, and other practice management services alongside facility use. Suited to practitioners building a more established sessional presence.

Contact us to discuss which arrangement suits your practice.

How much does it cost?+

Room hire is priced per session. Current rates are available on request — please contact our Practice Manager to discuss your requirements and receive a current fee schedule.

Do I need my own insurance?+

Yes. All practitioners must hold current professional indemnity insurance appropriate to their scope of practice before commencing sessions. You will be asked to provide evidence of cover as part of the onboarding process.

Eighteen South Sessional Suites holds its own facility insurance, which covers the premises. It does not cover the clinical practice of individual practitioners.

Can I bring my own staff?+

Yes. Practitioners may bring their own clinical or administrative staff. Staff employed by practitioners are the responsibility of that practitioner — not Eighteen South Sessional Suites. We ask that all staff visiting the premises comply with our facility policies and behave in a manner consistent with a professional medical environment.

Is accreditation required to practise from the suites?+

Eighteen South Sessional Suites does not hold facility accreditation (such as RACGP, AGPAL, or QIP). We are a facility operator, not an accredited medical practice.

If your specialty requires that you practise from an accredited facility, you will need to confirm this independently. We do not restrict practitioners based on accreditation status, but we cannot represent the suites as an accredited facility.

Who holds patient records?+

Patient records are held by the individual practitioner, not by Eighteen South Sessional Suites. We do not access, store, or manage patient health information.

Service agreement practitioners may store records on-site in individually locked cabinets allocated to their practice.

Does Eighteen South hold a Medicare provider number?+

No. We do not hold a Medicare provider number. All patient billing is managed by the individual practitioner under their own provider arrangements. We have no involvement in patient billing or Medicare claiming.

How do I enquire about a sessional arrangement?+

Contact our Practice Manager, Lara Jacobs, to discuss your requirements and availability.

What is the onboarding process?+

Once we have agreed on an arrangement in principle, onboarding involves:

  • Completing our credentialing process (AHPRA registration verification, insurance confirmation)
  • Signing a room hire licence or service agreement
  • Completing a facility induction with our Practice Manager
  • Being added to the room booking system

Our Practice Manager will guide you through each step.

What is Eighteen South Sessional Suites?+
